How much would you pay for a flat in Canada Water?

In the current market, I know it’s best to go in with a riduculously low offer and then work your way up. But I am considering buying from a friend and do not want to insult her by making an offer that really is too low.

Here is the flat’s details:
- Two minutes’ walk from Canada Water station (Jubilee Line Zone 2, one stop to Canary Wharf or two stops to London Bridge)
- Living room faces onto communal gardens then Albion Channel
- Two double bedrooms
- One bathroom – needs modernisation
- Kitchen – needs modernisation
- Entire flat needs painting and new flooring throughout, but it is structurally sound and reasonably spacious
- One allocated parking space
- No lift in building, but flat is only on first floor
- Leasehold

It is impossible to compare to selling prices of other flats in the block, because they were built as Shared Ownership so whilst you can find out what the last selling price was, you don’t know if that is for the whole flat or for a share of.

A lot of estate agents will provide a free quote.. though even with buying from a friend it is best to do a valuation.
